      <image:caption>Construction Services Since we were students at the School of Architecture, our dream was to incorporate our knowledge in the design stage and be protagonists in bringing the design to construction. Our dream came true when we started the construction division in 2000. Our experience in the design and preparation of construction plans allowed us to offer our clients a unique advantage. This experience allows a better relationship with the project inspector as well as quickly working situations with errors and omissions in the construction plans or when there are unforeseen events on the site. Using our vision in always incorporating technological advances, the construction industry allows us to explore new techniques, materials and equipment to build the Project. An example of these new advances was the use of totally plastic water pipes with pressure joints that eliminate the use of copper pipes and welding, achieving great savings in time and money for the customer.</image:caption>

      <image:title>Services - Project Assessment</image:title>
      <image:caption>Our vast experience in design and construction qualifies us to offer Project Consulting and Evaluation Services. These temporary services are used by Clients who need an evaluation of their administrative and maintenance processes. Evaluation Existing Condition of the Facilities - In these consulting services, our company evaluates the existing visible condition of the facilities. This evaluation will include, among other things, an inventory of the existing condition visible by means of photos of the areas, interviewing service providers, evaluating active contracts, interviewing personnel, administration office. The data collected will be used to present a report to the client that will present the findings found in sections of Existing Condition, Conclusions and Recommendations. Large Maintenance Projects Management - In commercial and residential projects a vital part to maintain the facilities are the realization of large maintenance projects such as buildings painting, roof sealing, windows replacement, balconies rail replacements, among others. Our company offers Project Management services where we help the client from the stage of request for proposals, contractual documents, materials and equipment submittals, work schedule, work and payment certifications, work progress reports, substantial or complete completion certification, coordinate situations with owners during the progress of the project and others. Architectural Guidelines Preparations - In commercial and residential projects it is often necessary to make model, material, color or other changes in windows, doors, air conditioners, rails and others. These changes are often necessary because the manufacturer stop making the model or using the color or material or when you need to change the accessory for better safety or ease of use. Before carrying out the change, the client needs to prepare the Architectural Guides to present it to the Owners for approval or prepare the Design for the request for proposals. Our company supplies the service of preparing the necessary Architectural and Construction Plans as well as participating in the meeting of board of directors and Assembly to present the Plans or Architectural Guidelines to the Owners. This service includes among others preparing as-built plans, evaluate the market to present available models and prices, prepare cost estimates, prepare construction plans, prepare architectural guidelines, prepare comparative tables in case of presenting various alternatives, among others.</image:caption>

      <image:caption>Preparation of the Disaster and Emergency Plan – With our vast experience in construction and design, we have the necessary tools to prepare a complete Disaster and Emergency Plan. Our clients do not need to hire third parties for the preparation of the Plan, our company not only works the standard sections of what should be done before, during and after a disaster or emergency by the Owners, but we can design it including specific sections that apply specifically to your project and general common areas. For the design of the Plan to cover the specific conditions of the Project, we work, among other things, to prepare as-built plans, we evaluate special conditions such as possibilities for the elevator pit to be filled with water, eviction route, actions that the administration office must perform before the hurricane, prepare plans of the evacuation routes to place in all the elevator lobbies or hallways and others. We work with newsletters that we send to owners' emails to keep them informed and including copy of the Disaster and Emergencies Plan in effect each time they announce a Hurricane or Tropical Storm.</image:caption>

      <image:caption>Design and Construction – In this Project we participate from the creation of the Concept to its construction. The owner has been using rustic metal facilities for the sale of cars for years and when he managed to grow enough to achieve his dream of building permanent facilities to show his vehicles, he contracted us to elaborate the architectural design. We worked with the creation of a concept that included the owner's requests to comply with the technical aspects of managing the entrance and storage of vehicles in the showroom area, as well as office areas in the first and second levels. An architectural concept was incorporated into the technical needs to achieve a design where the building became the main protagonist to be used as a visual icon not only to attract customers but to cover the needs of the owner. The construction process included application for use and construction permits, site preparation, construction of infrastructure for water and electricity, construction of footings and building in concrete, installation of equipment and materials inside the structure, management and inspection of the project, among others.</image:caption>
